TANGLEWOOD HOMEOWNERS ASSOCIATION OF SEBRING, INC.
BOARD OF DIRECTORS MONTHLY MEETING MINUTES
NOVEMBER 21, 2019

The BOD meeting was called to order by President, Don Toth, at 7:00 p.m. in the Tanglewood Club House/Bingo area.  The meeting opened with the Pledge of Allegiance.  Estimated number of residents in attendance was approximately 320.  The Mission Statement was read.  In addition, all residents are welcome to attend the HOA monthly meetings, whether a current paid member or non-member.
Roll call was taken by the secretary, Donna Scorse.  Those in attendance:  Don Toth, Jack Nelson, Judith Eckstein, Tom Gunthier, Bob Sisson, Janet Peterson, Charlie Coupe, Bob Cartwright, Donna Scorse, Merritt Wiley.  There was a legal quorum.
The minutes from the October meeting were approved without change by Charlie Coupe with support from Merritt Wiley.

PRESIDENT’S REPORT:  DON TOTH
Additional supporting documentation was submitted to our attorney as requested by the Court as it relates to our lawsuit with HTA.  HTA has reviewed this documentation and responded.  Our attorney is in the process of reviewing this information.  Our concerns on the Pass-Through will also be reviewed by our attorney.

VICE PRESIDENT AND STATUTORY REPORT:  TOM GUNTHIER
Tom referred his statements to Director, Bob Sisson.

DIRECTOR BOB SISSION REPORT:
The legal process may be long and tedious as we move forward into the Discovery Phase.  We must focus on being united and determined and be aware that we are in it for the long haul.  Bob mentioned our current legal costs.  Audience discussion ensured with some HOA members wanting to donate to the legal costs.

EXECUTIVE VICE PRESIDENT REPORT:  JACK NELSON
The work on the streets continue.  Jack will meet with the park manager for a current update on progress.

EXECUTIVE VICE PRESIDENT REPORT:  MERRITT WILEY
Merritt asked the members to make sure and provide us with any contact information changes as we start to work on our membership directory.

TREASURER’S REPORT:  BOB CARTWRIGHT
Balance on hand as of October 1, 2018:   $14,256.25
Total Expenses:                                         $     310.47
Total Deposits:                                           $  1,490.00
Ending balance as of October 31, 2018    $14,995.73

One hundred seven (107) paid members to date.  The vest program is winding down.  No new orders will be placed at this time.

SECRETARY REPORT:  DONNA SCORSE
2019 membership applications are now available with a front table set up prior to the start of our meeting.  This will continue in December and January to help facilitate membership interest.  We have over 300 in attendance at tonight’s meeting.  Members were thanked for their patronage in supporting their HOA.

COMMENTS AND SUGGESTIONS:  JANET PETERSON
Numbers #1857 through 1861 were addressed with the park manager, Tammy Martin.  They have either been resolved or are in the process of being resolved.

AMENITIES:  CHARLIE COUPE
There are no new projects finished by HTA.  Excavation Point continues to work on the road depressions and drainage pipe sealing.

SALE OF NEW HOMES:  JUDITH ECKSTEIN
October sales:
HTA:  Four homes were sold; average sale price:  $37,100
Four Star:  Four homes were sold; average sale price:  $40,350
Florida Mobile:  One home sold; average sale price: $15,000
Private Sales:  Three home sold; $15,000; $78,000;
No disclosure on the sale of the third home.

NEW BUSINESS:  No new business

OLD BUSINESS:  There was no old business
