TANGLEWOOD HOMEOWNERS ASSOCIATION OF SEBRING, INC.
BOARD OF DIRECTORS MONTHLY MEETING MINUTES
DECEMBER  19, 2018

The BOD meeting was called to order by President, Don Toth, at 7:00 p.m. in the Tanglewood Club House/Bingo area.  The meeting opened with the Pledge of Allegiance.  Estimated number of residents in attendance was approximately 156.  The Mission Statement was read.  In addition, all residents are welcome to attend the HOA monthly meetings, whether a current paid member or non-member.

Roll call was taken by the secretary, Donna Scorse.  Those in attendance:  Don Toth, Jack Nelson, Tom Gunthier, Bob Sisson, Charlie Coupe, Bob Cartwright, Merritt Wiley, Donna Scorse.  Janet Peterson and Judith Eckstein had excused absences.  There was a legal quorum.

The minutes from the November meeting were approved without changes by Bob Sisson with support from Merritt Wiley.

PRESIDENT’S REPORT:  DON TOTH
The Sun n Lakes pass-through was discussed.  The most recent letter from our attorney, Scott LeConey was read; this letter was dated December 7, 2018.

VICE PRESIDENT AND STATUTORY REPORT:  TOM GUNTHIER
Elections for board members will be coming up soon.  Six members from the board are coming up for re-election and there is one vacancy.  The nominating committee will report to the Board their recommendations for filling these positions.  Vote will be taken by the members in February.  Members of the nominating committee are as follows:  Tom Gunthier, Elaine Schmidt, Theresa Reynolds and Greg Adams.  A motion was made to the board to accept the individuals on the nominating committee with Jack Nelson approving the motion with support from Bob Sisson.

VICE PRESIDENT REPORT:  JACK NELSON
The HOA had their monthly December meeting with the Tanglewood Community Manager, Tammy Martin.  The following items were discussed:  The completion of Phase II on the roads, the pool chair lift and the pool water temperature.  Ms. Martin spoke to each of the topics as open for discussion.  Quotes are being received for the replacement of the pool chair lift.  Data is being kept twice daily on the pool water temperature to determine the effectiveness of the experimental gel cover.  Phase II on the roads has been completed.  Phase III will be addressed by HTA asset manager.

A motion was presented to the Board to hire an independent road inspector.  Motion passed unanimously by hand vote.

VICE PRESIDENT REPORT:  MERRITT WILEY
The importance of volunteering within our community was stressed.

TREASURER’S REPORT:  BOB CARTWRIGHT
Balance on hand as of November 1, 2018:               $14,995.73
Total Expenses:                                                                660.12
Total Deposits:                                                               3,388.00
Ending balance as of November 30, 2018                 $17,723.61

AMENITIES:  CHARLIE COUPE
The dog park has been completed.  It is normal that projects are “quiet” now at the end of the year and activity may not start up until February or March of 2019.

DIRECTOR BOB SISSION REPORT:
Our law suit continues to proceed.  A new judge will be taking the bench in January.  A trial date may not be scheduled until August or September.

SECRETARY REPORT:  DONNA SCORSE
2019 membership applications continue to be available with a front table set up prior to the start of our monthly meeting.  This will continue through January.  A membership table will also be set up at Monday morning coffee through the month of January.

COMMENTS AND SUGGESTIONS:  JANET PETERSON
Ms. Peterson had an excused absence.

SALE OF NEW HOMES:  JUDITH ECKSTEIN
Ms. Eckstein had an excused absence.

NEW BUSINESS:  No new business

OLD BUSINESS:  There was no old business
